This project entailed merging an existing 3-bedroom 2-bath apartment with a newly acquired studio unit and the
installation of a centralized cooling system. The new mergged footprint of the apartment allowed a significant
expansion of the kitchen footprint, incorporating a breakfast nook as per the owner’s request, as well as a new
Washer/Dryer and laundry room.

Numerous challenges derived from attempting to renovation a prewar building constructed in 1914, including
many hidden conditions such as two buried dumbwaiters and existing structural columns that the building did
not allow to alter. Additionally, adhering to the building’s rules required us to maintain the wet room conditions
in place with the original footprint.

The project schedule was extraordinarily fast tracked, per owner’s requirements, with a design-build approach
and full demolition through construction completion of 8 weeks.

From a design standpoint, the public areas are put in relation by eliminating the original corridor and incorporating
that space into the kitchen program. A sliding pocket door with a translucent glass separated the private areas
and allows natural light into that corridor
